Owner's representation in Houston

Ascend sits on your side of the table. We review scope, bids, schedules and pay applications so your project stays on budget and on schedule, whoever is building it.

When owners call us

You need someone whose only interest is yours.

Most owners hire a builder and an architect, then find out no one at the table is working for them alone. Ascend fills that seat. We do not self-perform trade work, so we have no stake in the price except getting it right.

  • You have a builder and want an independent check on price, scope and progress.
  • Your architect is also managing construction and the budget keeps growing.
  • Your lender wants draw packages it can trust.
  • You are running a business and do not have time to manage a project.
What we do

Oversight from budget to closeout.

  • Scope and bid review. We level every bid to the same complete scope so gaps do not come back as change orders.
  • Budget and value engineering. We test the budget against the drawings and current trade pricing, then show where it can come down.
  • Schedule review. We check the builder's schedule for realistic durations, sequence and long-lead items.
  • Pay application and draw review. We confirm each pay application matches work actually in place.
  • Change-order review. We review every change order for scope, quantity and price before you sign.
  • Closeout. Punch list, inspections, warranties and final payment, handled in order.
Results

What independent oversight is worth.

Owners usually bring us in after the number already feels wrong. A second, independent look at scope and pricing is often where the savings are.

$2 million under the original budget

A healthcare project carried a $5.5 million budget while the owner's architect served as both architect and construction manager. Ascend came in as construction manager, value-engineered the design, competitively bid every scope, and bought the work out at $3.5 million with qualified subcontractors.

Questions

Frequently asked questions

What does an owner's representative do?

An owner's representative manages the project on the owner's behalf. That includes reviewing scope, bids, schedules, pay applications and change orders, and keeping the architect, builder and lender aligned with what the owner needs.

How is an owner's rep different from a general contractor?

A general contractor builds the project and profits from the construction contract. An owner's representative works only for the owner and has no stake in the construction price.

Do I need an owner's rep if I already have a builder?

That is when most owners call us. An independent review of the builder's scope, schedule and pay applications protects your budget without replacing your team.

What size projects do you take on?

Commercial, institutional and residential projects $10 million and under in Houston, across Texas and in Michigan.
